How much does it cost to stay?
Straight numbers, no games:
- Daily: $36/night + taxes
- Weekly: $220 for 7 nights + taxes
- Monthly: $375 for 30 nights + metered electric
- Annual: $3,750 + metered electric
No resort fees. No amenity fees. No surprise charges at checkout.
What’s included in the rate?
Every site gets a level gravel pad, 50-amp electric, city water, sewer, trash service, fiber internet, and access to the on-site laundry. There’s an office and gift shop with the basics.
How does electricity work?
Electricity is included for daily and weekly stays; monthly and annual stays use metered electricity. On a monthly or annual site, we read your meter the day you hook up and again at the end of each month — you pay for exactly what you use, billed monthly.
Do I pay monthly and annual stays up front?
Yes. Monthly and yearly terms are paid in advance (electricity is the exception — that’s billed monthly). Annual is paid in full for the year and is non-refundable. That’s how the price stays this low: Annual site: $3,750. That’s $750 off — 2 months free vs. paying monthly.
Is there a military discount?
5% off, always. Active and retired, everywhere on the site.
What’s the cancellation policy?
Cancellations require 3 business days’ notice.
Site fee payments and online bookings are non-refundable, except for a 50% refund if you booked online and cancel at least 3 business days in advance.
How do I book a site?
Call us at 870-499-1608. For monthly and annual stays there’s no online form — you call, tell us what you need, and we’ll tell you straight whether we have a spot and exactly what it’ll cost. Nothing’s final until we’ve talked.
What are check-in and check-out times?
Check in by 2 PM, check out by 11 AM.
What are the office hours?
We’re usually in by 10 AM. We take reservation calls 24 hours a day — if we’re not here, call 870-499-1608 and we’ll meet you shortly.
Are pets allowed?
Yes. Pets must be leashed while on the grounds, or kept in a fenced area within your own site. Don’t leave them unattended, pick up after them, and you’re responsible for any damage. There’s a dog park on site. If you’ve got a number of pets, let us know in advance so we can work with you.
Is there WiFi?
Yes — fiber internet, 1000 Mbps down / 500 up over WiFi, about 20 Mbps per user. You get the password at check-in. Plenty of folks here work from their rigs.
Is there laundry on site?
Yes, laundry facilities are on the premises next door to the office.
How many people can stay on one site?
The base rate covers 2 adults. An additional adult (18+) is $2/day and an additional child (under 18) is $1/day. Up to 2 extra vehicles can park beside your RV, clear of the site markers.
How do I pay?
Payment is due at time of booking online, or at time of check-in if you’re paying in person. Monthly and annual terms are paid in advance. There’s a 3% surcharge on credit card payments; ACH and direct deposit have no fees. A $25 late fee applies to any site fee payment more than 5 days past due.
What are the quiet hours?
10 PM to 6 AM. No loud music, noise, or generators carrying more than 20 feet from your site during those hours.
Can I wash my RV or truck at my site?
No. Washing vehicles, RVs, watercraft, ATVs, or similar equipment on the premises isn’t allowed.
What’s near the park?
We’re in town, not out in the sticks. Walk to Walmart, Lowe’s, Home Depot, and plenty of restaurants — no car needed for the basics. For the water: Lake Norfork is about 10 minutes (Buzzard Roost dock 3 miles, Cranfield dock 7 miles), Bull Shoals Lake about 20 minutes, and White River trout access is a short drive.

Most of our guests stay months or years. Working folks on local jobs who need a cheap, steady place near work. Families between houses — building, buying, or waiting on a closing date. Retirees stretching a fixed income. Anglers who want to be on the water by sunrise. Good neighbors who look out for each other.
